How much does an architect cost in Poland? House design fees in 2026

A custom single-family house design in Poland’s Tri-City area typically costs 18,000–45,000 PLN — roughly €4,200–10,500, or about 120–250 PLN per m² of usable floor area. Adapting a stock catalogue project costs 2,500–6,000 PLN, plus 3,000–7,000 PLN for the catalogue project itself.

If you are building in Gdańsk, Sopot or Gdynia from abroad, those numbers are only half the picture. What follows is what the fee actually buys, and where the Polish process differs from what you may be used to.

What a house design costs in Poland

ScopeTypical rangeWhen it makes sense
Adapting a stock project2,500 – 6,000 PLNStandard plot, standard house, tight budget
Custom concept design3,000 – 8,000 PLNTesting what a plot can take before committing
Custom design — full documentation18,000 – 45,000 PLNDifficult plot, unusual brief, a house to keep
Interior design150 – 400 PLN/m²You want the building and its interior from one hand
Site supervision (nadzór autorski)600 – 1,500 PLN / visitWhenever it matters that it gets built as drawn

Euro figures are approximate and move with the exchange rate; PLN is the contract currency.

The ranges are wide because “a house design” is not one product. A simple form on a flat plot in Pruszcz Gdański and a house on a slope overlooking the Bay are two different problems, and two different fees.

What the fee includes

A complete building design — the set you submit to the authority — covers:

  • architectural design — form, plans, sections, elevations, window and door schedules,
  • structural design — foundations, slabs, roof structure, calculations,
  • sanitary services — water, drainage, heating, ventilation,
  • electrical services — distribution board, circuits, lighting,
  • site development plan — siting, access, utility connections,
  • energy performance certificate and the required approvals.

This is where quotes stop being comparable. A headline price of “from 12,000 PLN” is often for architecture only — structure and services are billed separately and can double the bill. Ask directly whether the quote covers every discipline required for the building permit.

What drives the price

  1. Floor area and complexity of the form. A rectangle under a gable roof costs less than a T-shaped plan with a roof terrace. In Black House the T-shaped plan was a functional decision — separating the sleeping zone, the garage and the living wing — but every fold in a form is more work for the structural engineer.
  2. The plot. A slope, a high water table, a narrow frontage, a conservation-protected neighbour: each adds analysis.
  3. Disciplines and approvals. Utility connections, access from a public road, geotechnical surveys.
  4. Energy standard. Meeting the WT 2021 minimum is one level of effort; a high-efficiency house with a heat pump, mechanical ventilation with heat recovery and thermal-bridge analysis is another.
  5. Scope of the engagement. Design only, or design plus site supervision plus interiors.

How the fee compares to the build cost

The design is typically 2–4% of total investment cost. On a house costing 900,000 PLN to build, documentation is around 20,000–35,000 PLN.

Keep that proportion in mind when negotiating. Saving 8,000 PLN on the design is under 1% of the budget — and the design is what governs the other 96%. A structural error, or a services clash found on site rather than on screen, costs many times that, at the worst possible moment: when the crew is standing around waiting.

That is why we work in BIM. One coordinated model, shared by the architect, the structural engineer and the services engineers, catches clashes on a screen instead of on site.

What is different if you are not Polish

  • Buying the land. EU and EEA citizens buy land and build in Poland on the same terms as Polish citizens. Buyers from outside the EU normally need a permit from the Ministry of the Interior to purchase land — flats are usually exempt. This affects the purchase, not the design.
  • The permit route depends on the plot, not on you. What governs your plot is either a local zoning plan (miejscowy plan zagospodarowania przestrzennego) or, without one, a planning decision (warunki zabudowy). This is changing significantly in 2026 and is worth reading before you buy.
  • You need a Polish-registered designer. A building design must be signed by someone with Polish professional qualifications and current chamber membership. A design produced abroad still has to be adapted and signed here.
  • Everything is submitted in Polish. We work with clients in English throughout and handle the Polish-language documentation and the authorities.

Before you ask for a quote

Have four things ready, and the answer will be a number rather than a range:

  • the plot number and land registry extract,
  • the zoning extract or planning decision for the plot,
  • an outline brief: floor area, how many people, garage, home office,
  • your build budget — not so it gets spent, but so the design fits inside it.

Ranges are indicative market rates for the Tri-City area in 2026. Any real quote depends on the plot and the scope — send us the details and we will reply with a figure instead of a range.

FAQ

Frequently asked questions

How much does an architect cost in Poland?

A custom single-family house design in Poland's Tri-City area typically costs 18,000–45,000 PLN (roughly €4,200–10,500), or about 120–250 PLN per m² of usable floor area. Adapting a stock catalogue project costs 2,500–6,000 PLN, plus 3,000–7,000 PLN for the project itself.

Does the design fee include structural and services engineering?

At VAME architekci the building design fee covers every discipline required for a building permit: architecture, structure, and sanitary and electrical services. Always get the scope in writing — some studios quote architecture alone and bill the other disciplines separately, which can roughly double the total.

What share of the build cost is the design?

The design is typically 2–4% of the total investment cost. On a house costing 900,000 PLN to build, that means roughly 20,000–35,000 PLN for full documentation.

Can a foreigner build a house in Poland?

Yes. Citizens of the EU and EEA can buy land and build in Poland without a permit from the Ministry of the Interior. Buyers from outside the EU generally need that permit to purchase land, though flats are usually exempt. The design and permit process itself is identical regardless of nationality.

How long does designing a house in Poland take?

Expect 3–5 months from the first meeting to a complete set of documents ready to submit: about a month for the concept and 2–4 months for the building design with its engineering coordination. The authority's own decision period comes on top of that.
